Funding
Woodland Meadows is funded by a long-term loan from Rural Development of the United States Department of Agriculture and operates in accordance with USDA Rural Development guidelines as an "Equal Housing Opportunity"
property.
Eligibility
Our apartments are primarily for persons "62 years of age and older or disabled regardless of age."
A maximum annual income limit may affect eligibility for occupancy.
WHAT WE OFFER
In addition to the reasonably priced, comfortable residences, Woodland Meadows creates a sense of community through the use of our Activity Building.
The Activity Building not only houses coin-operated washers and dryers and the manager's office, it is the center of the apartment complex.
It provides a central meeting place for all of our residents and is a comfortable space for covered dish dinners, special events, parties and other activities.

Housing Options
Our community consists of 44 one bedroom units (six specially designed for handicap occupancy) and six two bedroom units. Each resident is required to sign a No Smoking Policy.
Housing Amenities
Each all-electric apartment is furnished with baseboard heating, thermostatically controlled by the tenant.
Each apartment is carpeted, has a stove, refrigerator, smoke detector and its own 30-gallon water heater as well as an emergency call system.
Furniture, draperies and air conditioning units (for those who desire this comfort - contact manager prior to purchase) will be furnished by the tenant.
Trash collection will be provided on a weekly basis. Care of lawns, snow removal and small apartment needs will be included in the rent.

Applications
We have heavy demand for apartments having 50 or more applications on file at any given time. Submit an "Application for Residence" and we will add it to our waiting list. All applicants must submit to a background check and general financial status review in accordance with USDA Rural Development instructions effective as of 10/01/1986.
Rent Cost
Base rental rates include all utilities except telephone. Rental fee will be based on approximately 30% of renter's monthly income, minus your medical expenses (out of pocket with receipts) not to exceed "market rent." General maintenance of appliances, building, grounds, furnished items, trash collection, water and sewer is included in the rent.
Lease
A lease agreement with Woodland Meadows pertaining to payment of rent, use of property, and other pertinent rules and regulations for occupancy must be signed prior to becoming a resident.
Pet Policy
Cats and dogs are permitted as long as the pet owner is willing to accept the terms and conditions as stated in the "Pet Policy." An agreement to this effect must be signed prior to the pet being brought in as part of the tenant's household. Other pets must have management approval.

Our Location
We are located on 10 acres of land on the corner of Champion Ave. E. and Woodland Grove St. - directly across from the Northwood Golf Course.
This land is a choice residential area, beautifully landscaped and within a short driving distance to stores, doctors' offices and churches.
